Family treasure in 'Golden Mile' sells $285k over reserve
A simple bungalow in Strathfield’s Golden Mile has sold for $2,385,000 — $285,000 above reserve — in a spirited auction today.
In one of the quietest pockets of the exclusive neighbourhood flanked by Homebush Rd, the Boulevarde, Carrington St and Hunter St, 17 Thomas St was always going to be popular.
No matter the state of the market, buyers love the wide tree-lined streets lined with large blocks with a mix of modern mansions, federation homes and Californian bungalows.
This bungalow, in the one family for a remarkable 91 years, was well kept, but it was the 696 sqm block that attracted the nine registered bidders to Devine agents Steven Devine and Hanna Kim’s auction.
Almost all of the would-be buyers had the ultimate aim of knocking down the lovely old house and rebuilding.
Bidding started at $1.8 million and rose in $25,000, $10,000 and $5000 increments.
The successful purchasers were a local family who will initially put extended family in the home before eventually redeveloping the site.
Meanwhile in Rozelle, McGrath agent Cindy Kennedy sold a five-bedroom, five-bathroom “breathtaking architect-designed masterpiece” at 66 Evans St for more than $3.4 million, which had been its buyer’s guide.
Just one buyer turned up to register with Ms Kennedy negotiating the result, which was more than $1 million more than what it last traded for in 2012.
And the vendors hadn’t done anything at all to the property.
Ray White’s Ercan Ersan, who was announced as realestate.com.au’s residential agent of the year at awards on Thursday night, reported three sales.
A young couple from Redfern bought a four-bedroom architect-designed home at 200 Wilson St, Newtown, for $1,716,000, prior to today’s scheduled auction. The vendors had hoped for $1.7 million.
A two-bedroom apartment with parking at 20/213 Bridge Rd, Glebe sold to a local downsizer for $860,000, $10,000 above reserve.
And a first home buyer from Darlington who’d been waiting for an opportunity to buy a two-bedroom, two-bathroom apartment with parking for less than $800,000 bought 602/49 Regent St, Chippendale for $790,000.
After the vendor bid of $800,000, he was the only one of the two registered parties to show any interest and Mr Ersan negotiated the sale. It was that buyer’s lucky day.
